1. Overview

Sell-It GCC ("Sell-It", "we", "our", "the Platform") is an online advertising

platform that allows property owners, sellers, service providers and any other

company or service provider we choose, to list properties and services for

marketing and visibility purposes.

We are not a real estate broker, agent, or intermediary, and we do not

participate in, negotiate, or guarantee any transactions between users.

2. Nature of Service

By using Sell-It, you acknowledge and agree that:

• We provide advertising space only
• We do not act as agents, brokers, or representatives
• We do handle contracts and payments, WE do NOT negotiations
• We do not guarantee enquiries, buyers, or outcomes or are involved in any

negotiations

• We provide a facility for buyers to digitally sign legal contracts directly

with sellers

All interactions, negotiations, and agreements are strictly between users.

3. No Guarantees

Sell-It makes no guarantees whatsoever, including but not limited to:

• Number of enquiries received
• Time it takes to sell a property
• Quality or suitability of buyers
• We will try to ensure accuracy of user-provided information
• Successful completion of any transaction

All listings are market exposure tools only.

4. No Refund Policy

All payments made to Sell-It are final and non-refundable.

This includes (but is not limited to):

• Property listings
• Featured placements
• Advertising packages
• Vendor listings
• Promotional services

Once a listing is live or work has commenced, no refunds will be issued under

any circumstances.

5. User Responsibility

Users are solely responsible for:

• Accuracy of listings and information - we will have verification systems for

sellers to verify ownership

• Responding to enquiries
• Conducting viewings
• Screening buyers
• Drafting and signing contracts
• Ensuring compliance with local laws

Sell-It bears no responsibility for user actions or outcomes.

6. No Agency Relationship

Use of Sell-It does not create an agency relationship, partnership, or joint

venture.

We do not replace or replicate the services of licensed real estate agents.

7. Third-Party Services

Sell-It may feature vendors or service providers.

We do not guarantee their services, take responsibility for performance, or

mediate disputes.

All engagements are at the user's own risk.

8. Limitation of Liability

To the fullest extent permitted by law, Sell-It shall not be liable for any

financial loss, missed opportunities, property damage, fraud, or failed

transactions.

Use of the platform is entirely at your own risk.

9. Right to Remove Listings

We reserve the right to remove or reject listings, suspend accounts, or edit

content at our discretion.

10. Changes to Terms

We may update these terms at any time. Continued use of the platform constitutes

acceptance of updated terms. Where changes relate to how we handle personal

data, we will also reflect those matters in our Privacy Policy, which forms part

of our agreement with you for data protection purposes.

11. Termination by You (Account Deletion)

You may request deletion of your account subject to our processes and any

outstanding obligations (for example, unpaid amounts or open disputes).

Deletion, retention, the cool-off (restoration) period, and anonymization of

your profile are described in our Privacy Policy.

12. Effect of Deletion

After deletion (and after any grace or restoration period we publish in the

Privacy Policy), you may lose access to the account, in-app history, and

features that require an active profile. Restoration may only be possible within

the published retention window, where we offer it.

13. Records We May Retain

You acknowledge that certain transaction, billing, contract, and deposit-related

records may be retained as set out in the Privacy Policy and as required or

permitted by law.

14. Your Representations on Deletion

You confirm that deletion requests are genuine and that you understand that not

all data is erased immediately or in full where the law or our legitimate

interests require retention, as described in the Privacy Policy.
